Vermella at Garwood Station is currently under development along the NJ Transit rail line in the downtown district of Garwood, NJ. At full completion, Russo will deliver almost 400 residential units with a dazzling amenity package only seen in New York City high-rise buildings, 19,000 square feet of retail including a full-service restaurant, and a coffee house to the Town. The design of the community, with the help of the local planners will encourage all Township residents to congregate there to enjoy the retail, parking garage and outdoor amenity space.
This unique site was a former Alcoa Metals plant and plastic extrusion facility that was at one point the largest employer in the area. In later years, the site and buildings had been subdivided and eventually shuttered as the building became functionally obsolete.
The team at Russo Development saw potential in the property. There was no denying the location and the communities desire to bring this property to its highest and best use. The challenging part was navigating the entangled multi-property ownership structure and the complex local intricacies when bringing a multifamily residential use to a suburban community. Russo Development worked tirelessly with the Township and its residents to development a thoughtful community plan with minimal traffic and township service impact. Similar to past projects that Russo has brought to the market, we worked closely with the Town planner to designate the property as “Area in Need of Redevelopment”, adopt a sound Redevelopment Plan, negotiate a long-term PILOT or “Financial Agreement” with the host community and work through land use approvals from various State agencies.
