Vermella Union is our flagship 42-acre mixed-use development project located in the Township of Union in Northern New Jersey. At project completion, Russo will deliver over 1,200 class A residential units, the most comprehensive amenity package in a NJ residential community including a multi-acre park and 35,000 square feet of service/food retail headlined by Starbucks, Chipotle, Panera Bread and CVS. This expansive site was formerly owned by Schering Plough and eventually Merck Pharmaceuticals, one of the most significant pharmaceutical facilities in the state, a huge driver for the local economy and workforce and an environmentally sensitive property with over 1 million square feet of research and laboratory buildings. Centrally located in Northern New Jersey and nestled around the Kean University Campus and the Union Train Station, one stop from Newark Penn, Russo Development identified this property as an ideal opportunity for mixed-use redevelopment.
The Russo team was able to bring this project quickly into development by working closely with the Town to designate the property as an “Area in Need of Redevelopment”, adopt a sound Redevelopment Plan, negotiate a long-term PILOT or “Financial Agreement” with the host community and work through land use approvals from various state agencies.
What resulted is one of the largest residential mixed-use development projects off the waterfront. The first phase of retail and residential was delivered in the Fall of 2019 to great success. At final build out the community plan is cohesive and thoughtful and something that will bring real value to the community, Kean University, and Northern New Jersey. Vermella Union’s early residential and retail success serves as a great example for other communities and landowners who may have an opportunity that is not operationally viable on an inactive site. These unique sites which formerly provided high ratables and employment opportunities to the municipality are ripe for transformation and rebirth when you combine visionary, local developers with forward-thinking towns and planning departments.
