This expansive site was formerly owned by Schering Plough and eventually Merck Pharmaceuticals, one of the most significant pharmaceutical facilities in the state, a huge driver for the local economy and workforce and an environmentally sensitive property with over one million square feet of research and laboratory buildings. Centrally located in Northern New Jersey and nestled around the Kean University Campus and the Union Train Station, one stop from Newark Penn, Russo Development identified this property as an ideal opportunity for redevelopment.
The Russo team was able to bring this project quickly into development by working closely with the Town to designate the property as “Area in Need of Redevelopment”, adopt a sound Redevelopment Plan, negotiate a long-term PILOT or “Financial Agreement” with the host community and work through land use approvals from various State agencies.
What resulted is the largest residential mixed-use development project off the waterfront. The first phase of retail and residential was delivered in the Fall of 2019.
