Developing The Property


Russo’s in-house construction crew was on site preparing the building pad in the summer of 2007 while discussions were in progress with the Client. During this time, Russo’s in-house architectural and engineering staff was collaborating with the Client and its design team to prepare the project design and development approval applications. The terms of the deal were finalized and the lease for the build-to-suit facility was signed in November 2007 with a committed delivery for the shell and core for December 2008. Russo would construct the shell/core and utility infrastructure for the new facility while the Client would be responsible for the design and construction of the interior data center improvements. The complex applications of all required local, county, and state development approvals was managed by Russo, who took complete “at-risk” responsibility for all land use entitlements for the project.
