1968

Russo Development Opens its Doors

Lawrence Russo, Jr. founded Russo Development after several years as a commercial real estate broker. Since that time, Lawrence has focused Russo on developing some of the highest quality office and residential buildings in northern New Jersey.

1970s - 1980s

Corporate Offices Finished

Russo Development built buildings for Sarah Lee, Fuji and Coach which still exist today.

1981

Expanded to New Office Space

Russo Development expands to new office space at 71 Hudson Street Hackensack, NJ.

1996

Russo's First Data Center Opened

Approval of 600 Central Avenue, Carlstadt, NJ (JP Morgan Chase), which was Russo Development’s first Data Center.

2000

777 Central Boulevard Built

777 Central Boulevard, Carlstadt, NJ was built, further building Russo’s reputation as a leading Data Center Developer, with Sunguard as the tenant.

2003

760 Washington Avenue Built

760 Washington Avenue was built.

2006

Two Buildings in Belleville Built

Two buildings in Belleville built for Pepsi, which is now Amazon. Sawmill Park was built in Kearny, NJ.

2007

New York Stock Exchange Lease Signed

Signed lease for New York Stock Exchange in Mahwah, NJ

2008

570 Commerce Boulevard Built

Russo office moved office to 570 Commerce Boulevard, in Carlstadt, NJ.

2009

50 Madison Road Built

50 Madison Road was built in Totowa, NJ, with CyrusOne as the tenant.

Harrison Avenue Developed

This 211,000 SF proposed industrial building just off Exit 15W of the NJ Turnpike is a joint venture with River Development Equities. Designed for the modern user to enhance distribution activities, the site’s location lies within 10 miles of NYC, Newark Airport and the Ports of Elizabeth and Newark and can reach 14 million people within a 15 mile radius and 50 million people within a day’s drive.

2011

Macy's Parade Studio Built

Macy’s Parade Studio was built in Moonachie, NJ as a warehouse for building parade floats for the Macy’s Thanksgiving Day Parade.

2013-2014

Vermella Lyndhurst Built & Opened

Vermella Lyndhurst, Russo’s (first multi-family project) was built and opened.

2014

RDC-8 Built

A mission-critical purpose built data center built in Orangetown, NY in the Orangeburg Corporate Park.

2015

Vermella Harrison Built

Vermella Harrison was built in Harrison, NJ with easy access to the Harrison PATH Train.

2015

Vermella Crossing Built

Vermella Crossing was built in Kearny, NJ, along with Schuyler Crossing Shoppes, which feature a full-scale CVS and a Citizens Bank.

2017

Russo Property Management Established

Russo Property Management was established to self-manage our developed and owned buildings.

2017

Waldwick Station Built

Waldwick Station was built on the Waldwick NJ Transit Train Line in Waldwick, NJ, in our first joint venture partnership with Dinallo Construction Corp.

2018

Annin Lofts Built

Annin Lofts was built in Verona, NJ in our second joint venture partnership with Dinallo Construction Corp. Vermella West was built as our first project in the Hudson Pointe area of Kearny. Vermella Crossing’s phase two opens across the street from its first phase in Kearny, NJ.

2019

Vermella Union Phase One Built

Vermella Union’s first phase in Union, NJ. was built with the accompanying Shoppes at Vermella Union delivered shortly after to serve the development and the neighborhood, as well as neighboring Kean University.

2020

Vermella East Built

Vermella East, our second project in the Hudson Pointe area of Kearny, NJ was built.

2021

Vermella Woodbridge Built

Vermella Woodbridge’s first phase is built in Woodbridge, NJ, with Onyx Equities as our Joint Venture Partner, as the first phase of the Woodbridge community, which will include retail.

Meadowlands Park Built

Located just outside New York City, minutes from the NJ Turnpike, Rt. 80, 46 and 3 and situated within the one of the most densely populated area with access to a tremendous labor pool. This 230,000 square foot warehouse / manufacturing facility development is unique as one of just a limited amount of large scale, modern industrial development opportunities in Northern NJ and includes ample car, van and trailer parking.

The Arbor at Union Built

Built in the Summer of 2021. Featuring two exclusively affordable buildings with their own amenity spaces.

Designed to complement our Vermella Union residential community and the surrounding Kean University neighborhood, The Shoppes at Vermella currently feature Panera Bread, Starbucks, Chipotle, &Pizza, Cold Stone Creamery, Mighty Quinn’s BBQ, Habit Burger, CVS Pharmacy, The AT&T Store and Blue Foundry Bank for the ultimate in dining and everyday conveniences.

Print House Built

Print House is built on the former site of the iconic Bergen County based newspaper, The Record, in Hackensack, NJ, and named in homage. The development is built with Joint Venture Partners, The Hampshire Companies and Fourth Edition, Inc.

Metropark Redevelopment Project Awarded

Russo Development is awarded the redevelopment project at Metropark in Woodbridge, NJ along with Onyx, Dinallo Construction Corp. and NJ Transit.

Vermella at Garwood Station Opened

Vermella at Garwood Station opens in Garwood, NJ with multiple phases and ground floor retail.

Kingsland Meadowlands Built

Northern NJ’s largest available industrial/flex park located minutes from NJ Turnpike and NYC. This site has the capability to deliver approximately three million square feet of modern and efficient single or multi-tenanted building to a market very much in need for additional commercial product to serve the Northeast Corridor.

Sol at Vermella Union Built

Sol at Vermella Union is built as the final phase of development of the Vermella Union campus in Union, NJ.

Essex & Crane Built

Essex & Crane is built in a third joint-venture development with Dinallo Construction Corp. in Orange, 280, with two new phases to follow.

Vermella Broad Street Built

Vermella Broad Street is built in Newark, NJ featuring a community gallery in its retail.

Mahwah - 1000 MacArthur Acquired

This is the first acquisition for the partnership of Russo Development and PGIM, and approvals have been secured to build a 208,000-square-foot, Class A flex industrial building on the site. Located minutes from Route 287 and Route 17, in the state’s most populated county, this facility is ideal for a last mile distribution facility or an R&D/manufacturing facility. The project is fully approved with 40-foot clear ceilings, 246 parking spaces and 32 loading docks.

East Hanover - Novartis Acquired

Russo Development and Onyx Equities have jointly acquired 62 acres at the well-known Novartis campus in East Hanover, with plans to build more than 800,000 square feet of new industrial space in place of currently vacant office buildings. Located at Route 10 and Ridgedale Avenue, the redevelopment will produce two modern distribution center buildings comprising between 383,000 and 489,000 square feet
